WHO IS LA CONCIAIRGERIE FOR?
LA CONCIAIRGERIE is for people whose accommodation is unoccupied all or part of the year. This must be adapted to short-term rental, i.e. in good working order, in good condition, equipped and furnished, and preferably well located.
You entrust us with your accommodation and we bring you simplicity, profitability and peace of mind in return.
HOW CAN YOU INCREASE YOUR INCOME?
It is difficult to answer without knowing the characteristics of your home. Nevertheless, we can assure you that you will earn more thanks to us!
We carefully write the ads, select the most relevant distribution platforms for your property (Airbnb, HomeAway, Booking.com) and manage your prices dynamically.
This means that the rental price of your apartment will be adjusted according to different criteria (day of the week, occupancy rate of neighbouring properties, historical price, local events) to ensure better profitability.
HOW MUCH DOES OUR SERVICE COST?
We ensure the complete management of your rentals for only 15% of the amount of each rental, including VAT.
In addition, we charge your travellers for cleaning costs, which vary according to the size and number of beds in the apartment.
No hidden fees and nothing to pay if you do not receive reservations.
HOW ARE TRAVELLERS CHOSEN?
We attach particular importance to the selection of visitors. We make sure that your future visitors have positive comments on the different rental platforms. If these visitors do not have any evaluations, we contact them by phone to validate that they correspond to the specificities of your residence. Each visitor pays a deposit for his stay.
WILL MY ACCOMMODATION BE INSURED DURING THE RENTAL PERIOD?
In addition to the insurance offered by some third party sites (example: Airbnb host guarantee up to € 800,000), we will ask you to maintain your multi-risk home or non-occupant owner insurance for the duration of the rentals.
LA CONCIAIRGERIE is covered by its professional civil liability policy as well as a financial guarantee of up to 120,000 Euros. However, please do not hesitate to contact us for further information.

WHAT HAPPENS TO MY CURRENT ACCOUNT ON AIRBNB?
If you have an Airbnb account, we change the associated email address to instantly receive all notifications from your account. A new password will also be generated, and modified regularly to ensure optimal security. You remain the owner of your account (history, evaluations, photos) for the duration of our collaboration.
If you do not have an account, we will be happy to create one for you.

As soon as you are ready, we arrange an appointment at your home to photograph your property, collect the copies of your keys (we need 4) and write your ad. A few hours later, your announcement will be online and your first travellers will be able to book during the availability periods defined.
WHAT IS THE REGULATION ON SHORT-TERM RENTALS?
LA CONCIAIRGERIE encourages you to be in good legal and to declare the rental income generated by your property to the tax authorities.
